South Carolina first time home buyer grants and loan programs - The South Carolina State Housing (SHA) first time home buyer program makes purchasing a home more affordable for low to moderate income home buyers. The program offers a fixed, below market interest rate home loan/mortgage. SHA also offers up to $4,000 to assist eligible borrowers with the downpayment and closing costs.

The SHA programs offer several interest rates based upon the buyer's income and the County in which the home is purchased. Programs are offered to first time home buyers (buyers that are purchasing a first home or have not owned a home in the last three years). The programs offered are also available to non-first time home buyers if the home is purchased in a "targeted" County of South Carolina.
