Indiana first time home buyer grants and loan programs - the Indiana Housing and Finance Authority offers programs for first time home buyers.
The First Home program offers qualified buyers below market interest rate home loans/mortgages. This program can be used with other plans, such as the FHA/VA, Fannie Mae, or USDA Rural Development financing. The First Home/PLUS program offers a special home loan/mortgage rate as well as 5% downpayment assistance. The assistance is capped at $3,500 with zero interest and no payments.
The First Home 100 program has been developed in partnership with the US Department of Agriculture’s Rural Development Office. Residents in rural areas may qualify for a combination of two mortgages; a First Home loan with a below market interest rate and a Rural Development loan with an interest rate based the buyer's ability to pay. Qualified buyers may also qualify for downpayment assistance.

The Mishawka First Time Home Buyer Program provides downpayment and closing cost assistance in the form of a 10 year forgivable loan for new home construction in Mishawaka, as well as infrastructure improvements. The homes available to build are 3 bedroom homes with at least 1.5 baths.
