Colorado first time home buyer grants and loan programs - The Colorado Housing and Finance Authority (CHFA) offers programs for first time home buyers.
The CHFA programs include 30 year fixed rate home loans/mortgages, optional second mortgage for downpayment and closing costs, competitive interest rates and free home buyer education classes. The CHFA loans are offered by participating lending partners.

The Colorado Housing Assistance Corporation (CHAC) also offers programs for first time home buyers.
The CHAC offers first time home buyer education programs. In addition, the CHAC provides downpayment assistance loans statewide. Borrowers are required to provide at least $1,000 of their own funds towards their downpayment and closing costs. All properties built prior to 1978 must have a visual lead based paint inspection. The CHAC assistance is in the form of a second home mortgage loan. Terms, rates, and amounts vary based on location, income of family, assets available, etc.
